Over proof and under proof spirits?

They mean different things to different people, my way of looking at it is that a ghost is someone who is stuck here and a spirit had crossed over. Other people look at a ghost being a recording that is replayed and a spirit is any 'aware' entity

Spirit is the life force (some call it the soul)

A ghost is spirit that remains after death.

Ghosts do not exist independent of the mind of the beholder. (i.e. people are haunted not places) Some places may elicit a ghost in the mind but such places are not haunted, it is the person who is haunted.
