I'm renting an apartment with a not-so-reliable landlord. So far, we have encountered....

1. The heat is ridiculous as there is 1 window and no AC.
2. The window is not reliable as it needs to be propped up and part of it is loose.
3. The kitchen sink pipe thingy is broken. We mentioned it, and he has yet to fix it.
4. This place is infested with beetles. We've killed close to 50 beetles this summer alone.
5. Part of the stove broke.
6. The lighting sucks. The place is lit by a few lamps.
There's more, I'm sure, that I can't think of right now.

I'm torn between renting and buying. Pros and cons?

do you have good credit and the funds for a downpayment? because now would be a good time to buy if youre able to...

I agree. You might even be able to parlay some good credit into a rental property and be a better landlord then the one you have now.

I don't think I really have credit. And my fiance's, unfortunately, is terrible because of the $37,000 medical bill that went to creditors. It sucks to not have insurance.

Downpayment wise, I was hoping to be able to save up for a little bit. I'm not sure how realistic that is, though with the new baby.

Both of those make it hard to buy a house right now. I'd would recommend you just find a better apartment in your price range.

Yeah...he sounds like an ass. You could probably sue for back rent...if you want to take that route. I know my state has laws that protect tenants from ignorant landlords. It may give you some leverage in finding a better place.

I don't think it's worth the risk because I'm friends with his daughter. I don't want to cause friction there. But God, it's tempting.

I would at least try to get something out of it. It kind of sounds like the guy is a slumlord. If he is, then you should definitely take some action. I'd hate to hear of someone else having the same problems as you.

A good landlord fixes things for you, you have to fix/pay for repairs on your own house when you own.

A good landlord takes care of the property, you have to do it/pay for it to be maintained if you own.

The land lord pays the property taxes if you rent, you have to if you own... either way you should have some kind of insurance.

Besides good credit and a down payment, you need some extra for the "hidden" costs... lawyer, inspections etc.

If you can afford it and maintain (update) it, you can turn a good profit.

If you can get into a situation where you buy a house, i recomend it. Why pay on something you dont own when you could be paying towards something? Trailers are cheap...If you can buy some land, then put a trailer on it while you save to build a house...If you dont like it when it is done, you can sell it and turn a huge profit.
